Job Summary

The Asset Management Analyst is responsible for improving efficiency and performance for all CN Facilities physical assets across the CN network.

The incumbent will ensure the management, analysis, and improvement of CN's extensive list of assets including all buildings, operational equipment, and utility infrastructure as all well as the systems around them. This will be achieved thru lifecycle management, technology, data analytics, including data analytics, reporting and follow-ups.

The role includes improvement of processes, conduct condition assessments on various core and non-core infrastructure assets while developing tactical strategies with senior management and other facilities team regarding facilities and assets.

Main Responsibilities

Asset Management

·Prepare Asset Management documentation providing support for infrastructure funding based upon Asset Management principles including, asset inventory, lifecycle needs, financial strategies, infrastructure risk assessments, state of infrastructure needs and replacement costing.

·Provide strategic advice regarding HVAC optimization, building automations systems, capital improvements, replacement schedules and asset life cycles while ensuring conformance with legislated standards and industry best practices.

·Develop long term Asset Management strategy to ensure system reliability and maximum financial return for CN's network-wide building assets.

·Develop and coordinate long term refurbishment programs/routine/non-routine and mandatory maintenance programs for both preventative and corrective maintenance work within available budget.

·Investigate, develops and implement process improvements in accordance with Departmental objectives.

·Manage inventory of as-built drawings/records of infrastructure works completed on facilities as per appropriate document control related to assets.

·Define assessment methodologies and identify asset criteria for Facility condition assessments based on industry standards and latest trends

·Work with senior managers to continuous improvement and strategic planning through research, analysis and monitoring.

·Monitor, evaluate programs and recommend innovative strategies and solutions that improve staff productivity, operational savings, service delivery and effective management of resources to meet established objectives.

·Manage and participate with consultants and contractors conducting on-site consultations, building audits, inspections resulting in the evaluation of system requirements and differed maintenance

Analytical Analysis

·Develop and deliver replacement cost estimates for Capital Program

·Assist in conducting measurements and verification (M&V) of executed capital projects when applicable.

·Generate and communicate to FM stakeholders, asset performance reports and corrective actions.

·Develop Asset Improvement savings targets and establish target monitoring methodology along with statistical models for benchmarking asset performance across the network.

·Support ESG reporting.

Working Conditions

The role has standard working conditions in an office environment with a regular workweek from Monday to Friday. Due to the nature of the role, the incumbent must be able to meet tight deadlines, handle pressure and manage stress. The role requires occasional travel (30%) within Canada and the US.

Requirements

Experience

·Minimum 5 years of experience with Asset Management and its monitoring, efficiency programs, engineering, and implementation.

Education/Certification/Designation

·Bachelor's degree in engineering

·Fluent in English and French

·Professional Engineer Licence

Technical Skills/Knowledge

·An understanding of the principles of facility and Asset Management.

·Strong interpersonal abilities combined with good written and verbal communication skills.

·Demonstrated leadership skills including integrity, respect for others, strong listening skills and the ability to manage resources, be decisive and accountable.

·Strong communication and customer service skills to deal effectively with internal and external stakeholders.

·Knowledge of and demonstrated ability in corporate core competencies including teamwork, self-management, accountability, and flexibility.

·Proven experience in managing and budgeting capital projects.

·Strong knowledge of building operations and troubleshooting of building systems, including but not limited to mechanical, electrical, and structural infrastructure, as well as building automation, life safety and security systems;

·Ability to interpret architectural and engineering drawings, and knowledge of construction methodology, materials/products, costs, and scheduling;

·Excellent interpersonal, communication and customer service skills.

·*Knowledge of asset maintenance management such as SAP or any CMMS

·* Knowledge of business intelligence software such as Tableau and of data base gathering systems such as SQL and Business Warehouse
