1. PURPOSE OF THE JOB:

Reporting to the Chief Executive Officer (CEO) and as a member of the Senior Leadership Team (SLT), the Director of Asset Renewal serves as the executive leader for the Redevelopment, Asset Management, and Capital Projects at the core of LMCH’s business. The Director of Asset Renewal leads executive level decisions and oversees the operational performance of all construction projects and asset management. The Director of Asset Renewal will work closely with the CEO in ensuring financial planning, costs, and reporting support internal and external requirements, including budgeting, forecasting, and analysis.

As a strategic planner and thinker, the Director of Asset Renewal is responsible for planning and directing all aspects of the organization’s capital program and asset management initiatives. The Director of Asset Renewal is a strong leader, who delegates tasks effectively and tracks performance to LMCH’s strategic plans, corporate objectives, and key performance indicators.

2. KEY DUTIES/RESPONSIBILITIES:

· Lead the Regeneration and Redevelopment initiatives of the corporation through the creation of a regeneration roadmap for all LMCH properties, including the Reimagine Southdale development.

· Monitor and ensure capital delivery are achieved through regular capital and infrastructure funding and provide oversight and leadership to the CMHC Repair and Renew program.

· Lead the development, implementation, and updates to the LMCH Asset Management Plan in collaboration with internal stakeholders as well as the City of London.

· Develop and implement LMCH’s Green Plan including but not limited to Waste and Water Management, Utility investment and reduction of usage and/or expenditure.

· Develop and monitor a preventative maintenance program in compliance with applicable standards and codes as well as industry best practices.

· Develop, implement, and maintain construction safety practices to ensure that all LMCH contractors and staff are working safely and the organization’s risk is managed appropriately.

· Collaborate with internal stakeholders including the Property Services team on small capital projects.

· Ensure compliance with legislative requirements related to the delivery of Community Housing, as well as LMCH policies and procedures.

· Develop and implement risk management strategies for critical programs and projects in collaboration with the SLT and LMCH employees.

· Facilitate collaboration across LMCH to create consistent and efficient processes for employees and increase accountability in delivering exceptional customer service.

· Represent, in an appropriate manner, LMCH and the Asset Management Team to external stakeholders, including the Board of Directors, Shareholder and Service Manager.

· Develop and maintain effective relationships within the community and represent LMCH positively at tenant, community, or public meetings, as required.

· Lead the LMCH Asset Management Team to deliver on LMCH’s strategic plan, while optimizing resources and building strong relationships with our residents, communities and stakeholders.

· Coach and mentor staff, by monitoring staff performance and providing regular feedback and guidance on performance. Provide learning, training and networking opportunities as appropriate.

· Create work plans to effectively execute short-term to long-term goals in collaboration with the CEO and SLT to drive operational and strategic goals.

· Control and conserve budgetary resources by monitoring spending and develop an annual operating budget in concert with the SLT.

· Prepare reports and presentations to SLT and LMCH Board of Directors.

· Compile and ensure that appropriate financial and operational information is presented to support projections and tracking of key performance indicators for Asset management.

· Review, develop, and oversee of capital project plans and ensuring that appropriate and required updates are made through the project life cycle.

· Review, develop, and oversee key LMCH programs such as asbestos management, LMCH Asset Management Plan, and others and provide annual updates and intermittent progress reports.

· Maintain corporate records for Capital Planning and Maintenance.

· Act in a fiduciary manner as an executive of LMCH and be responsible for those actions under the applicable Laws of Ontario, Canada and any professional accreditation/licensing body, as appropriate.

3. 98EDUCATION, EXPERIENCE, & QUALIFICATIONS:

· A master’s level education in a related field such as Engineering, Civil Engineering, Architecture, MBA, MPA or relevant combination of education and experience

· P.Eng designation would be beneficial, not required to be active.

· A minimum of seven (7) to ten (10) years of related experience. Previous management experience in similar positions required.

· Demonstrated experience building and leading successful teams.

· Knowledge of legislation and laws regarding landlord and tenant issues and building/property codes including, Residential Tenancies Act, Housing Services Act, Ontario Fire Code, Municipal Property Standards Act, Local By-Laws, etc.

· Understand the diverse needs and abilities, socio-economic factors, and cultural diversity present in LMCH communities and workplace.

· Development Planning for Residential Construction knowledge with understanding of leading redevelopment projects and the ability to provide leadership, set priorities and monitor outcomes.

· Asset Management and understanding of the Asset life cycle, role of preventative maintenance and ensuring that building is good state of repair, use available information through BCA and other sources to prioritize asset repair and regeneration and renewal.

· Basic Project Management experience and understanding of the life cycle of projects, ensuring that scope and asset allocation occurs, and that timelines and budgets are managed with focus on asset management and capital planning and delivery.

· Negotiation and general knowledge of how to approach funders to seek financial support for projects with a data driven approach.

· Ability to negotiate with vendors, contractors and consultants to reduce or control costs to ensure efficient and sustainable growth and relationships.

· Must possess a valid driver’s license, have access to a reliable vehicle, and carry adequate insurance.

5. POLICE RECORDS CHECK and VULNERABLE POSITION SCREENING:

This position requires the successful candidate submit a current Police Records check from their local police service. A current LMCH employee who is the successful candidate for this position must also provide this document unless it is already on file and not more than one year old.

6. SALARY & BENEFITS:

Hiring Range for Position $98,511.37 - $116,939.05 per annum subject to negotiation commensurate with education and experience; we also offer comprehensive health benefits and a defined benefit pension plan.
