About Our Client
Our client is a process-driven organization reputable and innovative real estate Construction Management firm with substantial high-rise residential / mixed-use construction projects in Toronto.
Job Description
- The Project Manager will work in collaboration with senior management, define project scope, goals, and deliverables that support short & long-term business objectives
- Develop specific project plans, and estimate the resources and personnel required to achieve project goals.
- Prepare and submit budget proposals and make changes where/when required
- Create and maintain the construction schedule and budget
- Assess need for additional staff and/or consultants; liaise with department managers for the acquisition of required personnel from within and/or outside the organization
- Review and approve consultant and trade contractor change orders
- Oversee site reviews by consultants
- Identify & rectify deficincies
- Plan, schedule, and track project timelines and milestones using appropriate tools.
- Obtain & manage building permits
- Manage the RFI & submittals process
- Take overall responsibility of project delivery from start of working drawings, through construction and occupancy to the completion of all Tarion warranty issues
- Review and approve construction invoices
- Oversee the construction safety process to assure conformance regulations
- Manage quality control consultants, frequently reviewing work and scheduling performance reviews
- Liaise with customer care and provide direction as required
- Coordinate access and security with property manager upon occupancy
- Manage the preparation of documents for registration and final closing
- Manage and complete the Tarion Bulletin 19 process to completion
