This position is located in Harley, ON. Between Brantford and Woodstock.


OVERVIEW

The Preconstruction Planner plays a pivotal role in collaborating with the sales team to develop preliminary drawing packages using prebuilt modules in Revit for Fast Track proposals. This role requires a keen understanding of architectural and urban planning principles, as well as proficiency in drafting and design software. The Preconstruction Planner is responsible for translating client requirements into viable site plans and building layouts, ensuring adherence to building codes, urban design criteria, and zoning bylaws. They also contribute to process improvements and stay updated on construction industry trends.


THE DAY TO DAY

  • Requirements Review: Evaluate and thoroughly review the owner's list of project requirements to ensure a comprehensive understanding of project goals.
  • Client Collaboration: Review and analyze the client's list of requirements to understand project objectives.
  • Site Assessment: Evaluate site conditions through survey plans or basic site plans, considering parking requirements and unit counts.
  • Design Layout: Create building and parking layouts that align with client requirements while adhering to design standards and zoning regulations.
  • Template Management: Maintain an inventory of template designs for residential and commercial projects, streamlining the design process.
  • Market Awareness: Stay informed about industry trends related to construction materials and processes to inform design decisions.
  • Professional Judgment: Exercise mature professional judgment to identify the implications of design changes and propose effective solutions.
  • Company Representation: Act as a representative of the company, fostering positive relationships with clients and stakeholders.
  • Process Improvement: Identify opportunities for process enhancements within the preconstruction group to enhance efficiency and effectiveness.
  • Revision Management: Incorporate client feedback by revising preliminary drawings as needed, typically through one or two revision cycles.


WHAT WE ARE LOOKING FOR

  • Proficiency in Revit: Demonstrated experience using Revit or a similar 3D design program for architectural design and drafting.
  • Drafting Skills: Proficient in architectural drafting techniques and standards.
  • BluePrints: Competency interpreting across various disciplines.
  • Building Codes: Understanding of building codes and the ability to apply them to site plans and building footprints.
  • Urban Design Knowledge: Familiarity with urban design criteria, guidelines, and principles.
  • Regulatory Understanding: Knowledge of local Official Plans, Zoning Bylaws, and the ability to work within regulatory frameworks.
  • Adaptability: Quick learner who can adapt to changing project requirements and industry trends.
  • Proven Leadership: skills with excellent communication, conflict resolution and negotiation capabilities.
  • Innovative Thinking: Ability to think creatively, challenge conventional norms, and offer innovative design solutions.
  • Desire for Skill Enhancement: Willingness to continuously improve Revit skills and stay updated on industry best practices.


Experience:

  • Minimum of 5 years of experience in architectural planning, preferably within a planning company or architectural firm.
  • Experience in multi-level residential building design, such as condominiums or purpose-built rental properties, is an asset.
  • Familiarity with navigating Zoning Board of Appeals (ZBA) and Site Plan Approval (SPA) processes is a plus.
  • Extensive practice in the area of constructability and construction methods.


Education:

While certification is not mandatory, the following educational backgrounds would be beneficial:

  • Architectural education is an asset.
  • Urban planning education is an asset.
  • In-depth Revit training and certification are highly desirable.
