Overview

This opportunity will be of interest to only experienced Residential Condominium Managers who consider themselves to be masters of their craft. This full-time and on-site position comes with an industry competitive salary (experience and skills based) as well as a comprehensive benefit package.

More specifically, ECE is seeking a highly experienced Condominium Manager with a proven history in Building Operations and all aspects of Property Management. There is also the need for skills and experience in overseeing major building renovations and capital expenditures related to significant building systems. The ideal candidate will be responsible for coordinating and managing all aspects of property and equipment operations and maintenance (preventative, corrective, scheduled, and inspection / condition based) and capital project work with a focus on overseeing the execution and supervision of extensive renovation projects. Key responsibilities include overseeing project scoping, scheduling, execution along with direct input in the areas of budgeting, vendor management, and ensuring compliance with safety and regulatory standards.

Reporting to the Chairperson of the Board of Directors, the candidate should possess strong organizational and communication skills, along with a deep understanding of construction processes and building operating systems. Problem solving and decision-making skills along with an ability to think critically and exercise sound judgment are also a requirement. The ability to collaborate with diverse stakeholders, including residents (owners and tenants), employees, contractors, and regulators, is also crucial for success in this role.

The Building

Located on the beautiful Bow River & Prince’s Island Park, Eau Claire Estates offers exceptional condominium living in Calgary. The center of commerce, downtown shopping, Stephen Avenue, and restaurants are all located within a few blocks and in the winter, you can enjoy the quick access through the downtown Plus 15 walkways. Truly, one of Calgary’s most distinguished residential locations.

· 162 apartment style units, across ten towers, A - K

· Building Footprint – 27,000 square feet

· Building Total Size (all levels) – 524,000 square feet

· Parkade – 1 level, 125,000 square feet, 250 titled parking spaces, utility rooms, garbage disposal units for each tower, recycling area.

· Ten towers / 14 elevators (3 distinct building blocks) with individual electrical / mechanical rooms in addition to main electrical / mechanical room

· Heating via central boilers

· All floors are reinforced concrete with a post-tension system. The building is rated as an ISO class 5 non combustible building.

· Amenities include car wash, health club, pool, lounge, inner courtyard, and other major patio areas.

· There are 8 full time security / concierge contract staff that provide 24 / 7 / 365 protection, in addition there is an extensive security / surveillance camera system (50+) located in and around the facility.

General Responsibilities

1) Building Operations

· Lead, manage and develop a positive working environment for staff employees and dedicated contractors for delivery of efficient daily building operation and maintenance services prioritizing resident safety and satisfaction.

2) Resident Relations

· Foster positive relationships and communication and address resident inquires and concerns promptly and professionally in conjunction with an Assistant Property Manager (APM).

· Oversee the ECE website both design and content.

3) Community Relations

· Interact effectively with residents, staff (employees and contractors), and external stakeholders (neighbors, municipal authorities, community association, and regulators) to ensure a harmonious living environment.

4) Staff Management

· Working closely with the APM, to supervise and coordinate the activities of on-site staff, including contract maintenance, security staff and employee custodial personnel.

· Conduct regular staff meetings and training sessions to enhance performance and efficiency.

5) Building Capital Projects

· Oversee major capital projects, ensuring adherence to timelines and budgets.

· Manage and collaborate with contractors, architects, and engineers to plan and execute projects effectively.

6) Financial Management

· Oversee the preparation of and monitoring of property operating and capital budget expenditures, ensuring financial objectives are met.

· Provide input for operating and capital budget planning.

· Oversee and ensure condominium accounting systems including general ledger and financial statements are in compliance with Generally Accepted Accounting Principles.

7) Real Estate Asset Management

· Optimize property value by assessing market trends and recommend strategies to the Board to enhance property value and competitive positioning.

8) Regulatory Compliance

· Ensure compliance with the Condominium By-Laws, local housing regulations, safety codes, and other relevant laws (ABSA (Alberta Boiler Safety Association), BEVA (City of Calgary – Building Exterior Visual Assessment), AEDARSA (Alberta Elevating Devices and Amusement Rides Safety Association)

· Stay informed about industry best practices and implement necessary changes to maintain compliance.

9) Emergency Response

· Review and continuous improvement of emergency response plans to address unforeseen events affecting the property and be “first on call” onsite during any building emergency.

· Coordinate with emergency contract and government services and communicate effectively with residents during crises.

10) Risk Management

· Coordinate with building appraisal experts and insurance brokers to place the annual insurance program and complete a Risk Control Engineering Survey every third year for insurance underwriting purposes.

· Coordinate with our energy / utility brokers to oversee negotiations / review of all energy contracts, market trends and recommend changes to the board as appropriate.

· Continuous improvement initiatives regarding current preventative maintenance and inspection protocols across all property and equipment.

Qualifications, Experience and Skill Requirements

· A degree and/or a diploma in business administration and/or condominium management

· Familiarity with courses offered by the Real Estate Council of Alberta (RECA)

· 10-plus years of senior residential property management experience or its equivalent in a senior commercial property management role.

· Strong understanding of building / property operations and maintenance, budget and finance, board management, and regulatory compliance.

· Excellent interpersonal and communication skills.

· Highly developed critical thinking, analytical and problem-solving skills.

· Experience with property management and project management software

· Experience overseeing major building capital projects.

· Knowledge of real estate / asset management principles
