Our client is looking for a Full-Time Building Caretaker for a property located in Vancouver, BC.
Job Title: Strata Caretaker
Location: Central Burnaby, BC
Building Type: Strata Building – 2 buildings with a mix of residential units and townhomes
Shift: Monday to Friday 8am-4pm, weekend emergency coverage.
Job Description
The role of Strata Caretaker is to oversee the daily operations of the building. This includes but is not limited to document management, coordinating and overseeing building maintenance, and security as well as conducting janitorial and some light repair tasks. The Caretaker will interact with the strata council, owners, and occupants of the building and assist with requirements within the confines of the services provided.
Key Responsibilities:
- Perform daily inspections of the property (interior/exterior).
- Perform daily janitorial tasks, such as litter pickup, vacuuming, etc.
- Schedule, meet and oversee trades and other contractors in the building, ensuring onsite work projects are completed in a proper and timely manner.
- Conduct administrative and clerical functions such as managing amenity room bookings; maintaining records, directories and manuals; ensuring secure distribution and control of entry fobs; and collecting/recording move-in and other fees
- Respond to residents’ queries and requests promptly and professionally.
- Respond to emergencies, assist first responders, and execute emergency protocol as needed.
- Book and facilitate resident move-ins / move outs
- Post and/or deliver notices as required.
- Perform all other duties as set out in the Job Description or which are assigned by or on behalf of the Strata Council which are consistent with the objective of the position.

Qualifications:
- Previous Building Caretaker experience in a strata or commercial setting (or equivalent) an asset.
- Previous experience working with contractors and mechanical equipment, an asset.
- Knowledge of operational requirements of a Strata Building and keen eye for identifying issues
- Excellent work ethic and attention to detail
- Self – motivated individual who obtains satisfaction from a job well done.
- Strong communication skills (both written and spoken)
- Strong organizing, planning and decision-making skills.
- Demonstrates good judgment in problem-solving and conflict resolution.
- Able to meet the physical demands of the job, such as the ability to lift 50 lbs, ability to use standard cleaning equipment and the ability to climb ladders
Job Types: Full-time, Permanent
Salary: $50,000.00-$60,000.00 per year
