We are currently seeking qualified candidates for the role of Building Operator to join the J.D. Irving Real Estate team at our head office location in Saint John, New Brunswick.

The Building Operator plans, directs, and leads the operation and maintenance of various facilities, including delivery of corrective, demand, and preventive maintenance as well as rejuvenation, and restoration work associated with the buildings mechanical, electrical, life safety, and environmental systems. Provides technical and operational advice to Facilities Management staff, and trains, assigns, delegates, coordinates, and oversees work performed by maintenance staff, summer students, and contractors.

Responsibilities:

• Develops and maintains a comprehensive preventive maintenance program.
• Manages corrective, demand, and preventive maintenance tasks for building systems and equipment.
• Collaborates with Control Systems Contractors for building automation systems.
• Responds to staff concerns, troubleshoots system failures, and provides technical expertise.
• Coordinates projects, manages budgets, and oversees contracted services.
• Maintains documentation, inventories, and facility licenses.
• Participates in developing and implementing energy management initiatives and recommends energy-efficient measures.
• Performs other related duties as assigned.

Education and Skills:

• Community College Certificate as a Class I Building Environmental Systems Operator, Building Operator, Power Engineer OR equivalent.
• Must have G1 Gas Technician License OR 4th Class Power Engineer License.
• Knowledge of building maintenance and operation, maintenance management systems and procedures, and most building trade disciplines.
• 5 years of continuous experience operating and maintaining building environmental systems as a Gas Technician I OR 4th Class Power Engineer.
• Strong leadership and organizational skills acquired through 2 years of related experience.
• Knowledge of ASHRAE standards, Natural Gas and Propane Installation Code, Boiler Pressure Vessels Safety Devices Act, TSSA requirements, Regional and Provincial policies, procedures, and standards; work order processes; by-laws, industry standards; building, fire, and electrical codes; halocarbon regulations; and legislation such as the Occupational Health and Safety Act.
• Strong communication and collaboration skills to deal with deal with staff, suppliers, contractors, sub-trades, and the public.
• Computer skills with the ability to use MS Word, basic Excel, financial systems, work order systems, building automation system software platforms.
• Analytical, assessment, and problem-solving skills.
• Detail oriented with strong customer focus orientation, sense of urgency, and quality of work.
• Valid Class 5 driver’s license satisfactory driving record are required.
• Ability to attain lift equipment certification.
• Ability to support and project values compatible with the organization.
