The Building Service Worker supports the mission, vision and values of Kekinow Native Housing Society by contributing to the goals and ensuring the effective operations of KNHS are met.
The Building Service Worker is a position requiring a combination of janitorial, minor maintenance, grounds work, and administrative (general office work, record keeping, and report writing) skills. The incumbent will work together with the Property Management team to assist with all aspects of Building Service work.
Reporting directly to the Property Manager, the Building Service Worker is responsible for maintaining various facilities and dealing with tenant related issues. This includes assisting tenants with maintenance requests, dealing with complaints, issuance of warning letters, and delivery of notices.
Role and Responsibilities:
· Perform maintenance and mechanical duties such as but not limited to change locks (deadbolts, passage sets), replace faucet washers, seats & cartridges, repair and replace toilets, repair and replace exhaust fans, doors, light bulbs and florescent tubes, lubricate pumps and motors, inspect drive belts and filters, and read gauges, removal of garbage and other maintenance as directed.
· Variety of cleaning tasks such as but not limited to vacuuming, washing, waxing and polishing floors, cleaning the kitchen area, wash windows, and clean and sanitize the bathrooms in the Common Buildings.
· Maintain site office in a clean and organized manner.
· Wash walls monthly and /or as necessary in the common/amenity areas.
· Report any damage throughout the property and perform inspection of the common rooms before and after a booking.
· Maintain the exterior of the building and surrounding property including cleaning the drains, walkways and recycling area daily and in the winter, snow removal of all exterior walkways (including Elder`s walkways), pick up leaves and tidy as required. Clean daily, around garbage containers and recycling bins.
· Maintain the grass areas which include; cutting of grass, grass trimming, and water lawn and plants (based on conditions) as necessary and report any damage to the Property Manager. Pick up litter and debris.
· Replace light bulbs as required in in all common areas; interior and exterior
· Maintain a daily logbook, prepare incident reports, complete a weekly trade log and prepare monthly reports
· Maintain all parking and underground parking areas. Sweep where necessary and clean underground parking area weekly.
Maintain a key list and ensure all keys are returned on move out to the Property Manager.
