We are looking for a Building Service Worker to oversee the maintenance and care of 2 residential rental buildings in the West End. Reporting directly to the Operations Manager, the candidate is responsible for providing superior, quality service to tenants and to maintain the buildings in top shape.
Duties & Responsibilities:
- Respond to tenant inquiries to provide exceptional customer service; confidently managing tenant relationships.
- Supervises the building, including common areas, to ensure security and safety of all tenants, employees and vendors visiting the property.
- Oversee the Building Emergency Response Plan and conducts monthly tests of emergency generators and fire alarm systems.
- Manage the rental process for tenants including all required paper work for the rental of suites, parking and / or storage lockers.
- Facilitate credit and reference checks for prospective tenants.
- Create move-in and move-out reports for each tenant.
- Identify, coordinate repairs and maintenance of properties such as re-lamping, resetting breakers, replacing broken fixtures, and adjustments of lighting control schedules to meet building and occupant requirements, landscaping;
- Repair and maintenance of plumbing fixtures including faucets, flush valves and related hardware;
- Repair and maintenance of common area equipment (e.g. painting, spot carpet cleaning, replacing ceiling tiles, repairs of door hardware, closers, locks, appliances, etc);
- Manage all building maintenance and cleaning requirements to the highest standards. This includes cleaning all common areas, supervising contractors and logging work performed, and conducting minor repairs as necessary.
- Conduct building inspections regularly and make recommendations to Operations Manager for preventative maintenance or needs for any major repairs.
- Attend to the collection of all rent monies and other amounts receivable from tenants.
- Prepare vacant suites for new tenants by completing necessary repairs, upgrades and/or cleaning.
- Enforce the provisions of the Residential Tenancy Act as needed.
Qualifications:
- Minimum 2 years of related experience in Housekeeping or Building Management.
- Must have good understanding of the English language, both written and verbal communication.
- Attention to detail and accuracy, even as priorities change and urgency intervenes.
- Experience with painting & maintenance repairs an asset.
- Excel at organizing, scheduling, keeping track of projects and problem-solving
- Strong working knowledge of the Residential Tenancy Act a MUST
- Excellent customer service skills with strong presentation and negotiation skills.
- Ability to be flexible, self-motivated and to take initiative
