Property Maintenance Worker

About Our Opportunity

Under the direction of the Maintenance Supervisor, the Property Maintenance Worker is responsible to assist in carrying out the day-to-day maintenance requirements to the units administered by Tawaak Housing and ensure they are maintained in a good state of repair. The incumbent’s main responsibility will be to provide maintenance functions and complete projects as directed by the Maintenance Supervisor, and to support the Maintenance Supervisor in their absence.

Primary Accountabilities

  • Provide Vacant Unit turnover duties as directed by Maintenance Supervisor such as painting, installing flooring, appliance cleaning, removal of furniture and debris etc.
  • Meeting timelines to refurbish unit in preparation for occupancy as per internal policy.
  • Carry out inspections of Tawaak Housing units and buildings , closely monitoring and following up with safety issues and required routine maintenance .
  • Ensure all exteriors and public entrances are safe and open.
  • Clean up any debris or garbage, refuse or trash from the grounds and surrounding areas.
  • Perform winter snow and ice clearance duties such as, but not limited to, salting or shoveling of snow from steps, landings, emergency exits, ramps, and walkways as assigned.
  • Complete work orders and material requisitions as required.
  • Carry out routine cleaning, inspection and servicing of equipment and report defects to the supervisor.
  • Report maintenance requirements and any usual events to the supervisor and report unsafe conditions or practices and take corrective measures if possible.
  • Transporting and moving appliances in and out of tenant units as directed.
  • Pre-cleaning and final cleaning of vacant units as directed.
  • Removing unwanted furniture, garbage and any other such items left behind in vacant units.
  • Complete maintenance work assignments in an expeditious and economical manner.
  • Assist contractors by providing access to buildings and or tenants units to ensure performance is in accordance with specifications and quality standards.
  • Initiate purchase orders and work orders for goods/services required for routine maintenance.
  • Complete Property Maintenance and janitorial services and ensure a high level of cleanliness, orderliness and safety is maintained in the assigned building(s).
  • Perform maintenance duties such as but not limited to; cleaning, grounds, plumbing, carpentry, painting, repair, moving appliances for replacement, and any other such maintenance duties as directed by the Maintenance Supervisor. General laborer duties as directed by maintenance supervisor.
  • Other duties as assigned.

Qualifications and Experience

  • Grade 12 or its equivalent plus five years’ experience in building and Property Maintenance or related field and experience leading teams.
  • Good knowledge of building construction and maintenance repairs with specific knowledge of plumbing, carpentry, and electrical systems.
  • Good knowledge of planned maintenance procedures as well as an awareness of building codes, municipal by laws, Provincial Acts and Regulations such as Workers Compensation Act, Occupational Health and Safety Act and appropriate fire regulations . Competency with desktop applications such as Microsoft Office.
  • Possess current Emergency First Aid and WHMIS certifications.
  • Possess a valid Nova Scotia driver’s license with access to a reliable vehicle for work purposes.

Assets

  • Certificate of qualification under the Apprenticeship and Tradesman’s Qualifications Act of the Province of Nova Scotia or interprovincial certification (Red Seal Journeyperson certification).
  • Ability to read site and construction plans.
  • Plumbing Certificate or Trade.
  • Competency with Yardi Property Management software.

Competencies required at this level of work are Organization, Time Management, Problem Solving and Communication.
