Property Manager - Residential

Job Description:

We seek a highly motivated and experienced Property Manager to join our client's team in Winnipeg. As a Property Manager, you will be responsible for overseeing the day-to-day operations of our residential properties, leading site staff, and supervising one Property Administrator. The successful candidate will ensure efficient and effective management of our client's properties.

Key Responsibilities:

• Manage and maintain a portfolio of around 1000 residential units.
• Oversee and lead on-site staff, including maintenance personnel, leasing agents, and administrative staff.
• Develop and implement property-specific strategies to enhance tenant satisfaction and retention.
• Create, monitor, and manage each property's Capital Expenditure (Capex) and Operating Expense (Opex) budgets.
• Ensure compliance with all applicable laws, regulations, and company policies.
• Handle tenant inquiries, requests, and concerns professionally and promptly.
• Conduct regular property inspections to identify and address maintenance and safety issues.
• Collaborate with vendors and contractors to coordinate repairs and maintenance projects.
• Perform financial analysis and reporting related to property performance.

Qualifications:

• Must be licensed as a Property Manager.
• Previous experience in property management, with a track record of successfully managing residential properties.
• Proficiency in creating and managing Capex and Opex budgets.
• Strong leadership and communication skills.
• Excellent problem-solving and decision-making abilities.
• Knowledge of local and provincial property management regulations.
• Customer-focused with a commitment to providing outstanding tenant experiences.
• Detail-oriented and organized.

Job Types: Full-time, Permanent

Salary: $60,000.00-$70,000.00 per year
