The Technical Advisor will conduct on-site inspections and, where required, commission third-party investigations to independently verify the operating state of buildings and their associated systems. They should possess sufficient experience to conduct technical reviews and generate reports which summarize all related due diligence. These reports will inform Avenue Living’s Acquisition and Financing groups. The Technical Advisor will then work with the broader Asset Management group to create and drive Capital plans for Avenue’s Canadian residential assets. They will also be responsible for cataloging and maintaining our inventory management tool, which aims to house accurate and current building system information.

WHAT WILL YOU DO?

• Conduct thorough building condition inspections to assess properties under consideration for acquisition or refinancing.
• Perform detailed building system condition assessments to clearly identify the state of an investment, identifying required capital improvements on an urgent, short-term, or long-term basis.
• Identify, commission, and review third-party investigations to support the decision-making of Avenue Living’s Acquisition and Financing groups.
• Summarize findings from both internal and third-party investigations into the existing conditions of a subject property, detailing the anticipated capital requirements to maintain and/or improve the property on an urgent, short-term, and long-term schedule.
• Input and maintain all relevant due diligence information into Avenue Living's internal database of major building systems (VFA).
• Contribute to the development of site-specific capital plans with a desired 10-year time horizon.
• Provide technical support to Avenue Living’s Asset Managers to review greenfield capital requests.
• Complete monthly reporting deliverables, ensuring accuracy and timely submission.

WHAT WILL YOU NEED?

• 5+ years of industry experience working with multiple major building systems.
• An Undergraduate Degree in Engineering or a related Certification from an Accredited Technical School is preferred.
• Proven financial acumen, specifically the ability to evaluate repair vs. replacement decisions relating to building conditions and building systems, with a focus on Mechanical systems.
• Strong analytical skills with extensive experience in Microsoft Excel.
• Well organized, with the ability to prioritize the intake of numerous planned and unplanned deliverables servicing multiple stakeholder groups.
• Experience with either VFA and/or Yardi would be considered an asset.
• Collaborative team player with excellent verbal and written communication skills.
• Ability to adapt to a constantly dynamic and growing environment.
• Possession of a valid driver’s license and the ability to travel to sites as required.
