The Building Manager is responsible for maintaining a safe, attractive and efficient facility through managing both scheduled and unscheduled maintenance using own skills, trades and contractors; assists in the management of Masterpiece Southland Meadows and provides support to the residents, their families and the employees. The Building Services Manager is responsible for the maintenance and operation of all building equipment and the establishment and maintenance of the Building Services budget.
Responsibilities
1. Determine, implement, manage and record the maintenance program for building including preventative maintenance schedule
2. Completes all management functions for maint team including scheduling and approving timesheets
3. Maintain an active list of contractors available for scheduled and unscheduled maintenance
4. Establish maintenance contracts for preventative, scheduled and unscheduled maintenance
5. Provides out of hours and weekend emergency maintenance services and on call rotation
6. Maintain maintenance logs for all equipment
7. Responsible for equipment safety and reporting
8. Ensure efficient energy management
9. Responsible for building security
10. Responsible for fire safety and fire equipment inspection, testing, fire drills and practice evacuations
11. Housekeeping and maintenance supplies inventory and purchasing
12. Distribution and control of all door entry devices and medic sets
13. Participate in budget preparation and maintain all building equipment, services records, costs, inventory, supplies, and storage
14. Actively leads quality improvement program for department and participates in facility programs
15. Participates in training and education of others
16. Responsible for management of hazardous substances for the facility, including requirements of WHMIS
17. Complies with health and safety legislation, procedures and guidance
18. Practices safe working at all times
19. Takes preventative action to eliminate/reduce risks
20. Actively participates in health and safety management within team, department and facility generally
21. Participates in workplace assessments, inspections and audits
22. Promptly reports all accidents, incidents and near miss situations
23. Complies with documentation requirements
Establishes OH&S policy and plan, runs meetings and records minutes and implements change
Qualifications
· 5th Class Power Engineering Certificate
· Management in Building Maintenance preferred
· 3-5 year of technical, hands on maintenance experience
· Provide Clear Criminal Record including Vulnerable Sector
· Team Player – Works Collaboratively in a team and with a team to support
· Organized, Strong Work Ethic
