Responsible for the day-to-day transaction management activities for a diverse portfolio of properties on behalf of one of our largest national Global Occupier Services clients. Primarily responsible for client's retail portfolio transactions (branches and ATM's), while collaborating with C&W Brokerage Leadership, who are responsible for the client's Office portfolio, on transactions which comprise both office and retail / ATM's. Implement the overall vision and strategy of our client and perform to specific metrics as agreed to in collaboration with client. Responsible for budgeting, revenue, and profit tracking of all transactions. Ensure the Senior Account Director stays abreast of transaction status and profitability.Job Description
Major Responsibilities
The Director Transaction Management will manage, the following general account functions:
- General
- Manage C&W Transaction Managers to ensure effective negotiations of business terms for a wide variety of transactions including renewals, sale, sublease, and purchase
- Participate in budgeting, revenue and profit tracking
- Manage and report on transaction management profitability criteria
- Report Revenue/pipeline results to Senior Account Director and senior management
- Design reporting products to meet the clients' requirements
- Ensure accuracy of all client materials
- Oversee the flow of key documentation and client communications
- Participate in engaging and managing the account team
- Lead and / or facilitate client meetings
- Participate in C&W business reviews and key client meetings
- Provide leadership for subordinate staff supporting the transaction activity of the relationship
- Strategic Planning
- Partner with client's ERE Team and Senior level operational groups to identify real estate needs and areas of opportunity
- Oversee implementation of portfolio plans with client real estate goals and objectives in mind
- Support the development of strategic plans and provide strategic real estate advice to client
- Identify cost savings opportunities and strategies
- Support the development and implementation of the NBO Strategy
- Produce and/or support business case development
- TransactionManagement:
- Responsible for transaction management team and service delivery
- Execute complex large transactions
- Determine client's needs and communicate project parameters
- Oversee negotiations and management of transactions
- Oversee the team responsible for the legal review of all client transaction related documents
- Ensure accuracy of financial data and reporting
- Oversee budgeting and revenue tracking of all transactions
- Assist with the development and implementation of performance measurements
- Accountable for accuracy of client's portfolio data in technology systems (with C&W's scope of work)
- Provide written and oral reporting of critical lease action items
- Ensure accuracy of critical lease action date reporting
- ProcessManagement:
- Support the development of standard forms and procedures
- Identify and implement process improvements
- Assist with the development of technology solutions to optimize transaction efficiency.
- Implement standardized processes that create maximum efficiencies
- Monitor and report on performance measurements for internal benchmarking
- Assist with fine tuning of existing, and development of new / meaningful KPI's
- Identify industry data for external benchmarking; assist with benchmarking of client against other similar industry clients.
Knowledge and Experience
- Bachelor's degree required (finance/real estate preferred)
- Real Estate License required
- 10+ years of multiple Real Estate discipline experience; experience on both Landlord and Occupier side preferred.
- Ability to work effectively in a cohesive, performance measured environment
- Strong financial services background, including Retail experience in Canada required
- Experience Managing Large Global / Canadian Real Estate Transaction Management Portfolios
- Experience managing, reviewing, and approving a large volume of transactions
- Experience managing multiple internal and external stakeholder relationships
- Demonstrated leadership, self-management, and problem resolution skills
- Proven record of providing exceptional internal and external customer service
- Excellent relationship building skills at multiple management levels
- Strong oral and written communication skills
- Complex financial analysis experience and familiarity with financial concepts
- Strong proficiency with MS Office; experience using CoStar and Tririga preferred
