Summary of Function
Under the supervision of the Building Services Manager, the Maintenance Worker is responsible for performing maintenance duties throughout the building, its grounds, equipment and for creating a pleasant atmosphere for clients and staff. Such duties are performed in accordance with Carefor’s Mission Statement, established policies, procedures and current legislation following a team based approach.
Qualifications
· High school diploma or an acceptable combination if education and experience
· WHMIS Certification
· Relevant post secondary education or certification in a trade is considered an asset
· Valid driver’s license and availability of vehicle required
· Experience in general maintenance and mechanical knowledge
· Extensive maintenance experience in a medium to large facility
· Experience or interest in working with seniors
· Experience in various types of heating and cooling systems including boiler and air handling units
· Experience and knowledge of Ontario Building Code, and Fire Marshall’s Act
Skills
· Ability to understand oral and written directions
· Ability and available to work a variety of shifts days, evening, and weekends
· Effective communication skills (verbal, written)
· Ability to work independently
· Strong interpersonal skills
· Able to be “on call” on a rotational basis
· Ability to read blue prints and technical schematics
· Dependable and trustworthy with good work habits
· Ability to lift up to 50lbs
· Ability to bend, sit, stand, kneel for short periods of time
· Knowledge of Occupational Health and Safety as relates to job
· Computer skills would be an asset
· Maintain a clean, safe, home - like environment
· Collect garbage from hallways, lounges and other areas and deposit in the designated area.
· Services and maintains hot water boiler system to the limitation of the certification of the incumbent
· Services and maintains heating, ventilation and air conditioning equipment including pumps, valves, motors, fans etc. as per preventative maintenance schedule to the limitation and certification of the incumbent
· Repairs and maintains custodial and food services equipment
· Tests and controls water systems and related equipment
· Operates boilers and performs preventative maintenance on boilers and ancillary equipment and assist with preventative maintenance schedule
· Performs pipe fitting
· Service and install window air conditioning units
· Services and maintains pneumatic controls
· Performing repairs and maintains building, grounds equipment, and residents personal items, which may be of an electrical, mechanical, or carpentry in nature (woodworking, drywall, painting etc.)
· Performing required floor care i.e. strip, seal, wax, buff, and damp mop floors
· Carry out regular fire inspections as assigned
· Operate light equipment i.e: lawnmowers, hedge trimmers, snow blower etc. according to operating instruction and report any malfunction to Manager
· Keeping sidewalks, door entrances, stairways, roadways, parking areas, etc. free of hazards ( e.g. snow, ice, garbage, sand etc)
· Functions and reports in compliance with the Occupational Health and Safety legislation, regulations, and Carefor policies and procedures
· Reports the absence of or defect in any equipment or protective device of which he/she is aware and which may endanger him/herself or another worker
· Reports any violations of the Health and Safety Act or the regulations, or the existence of any hazard
· Ensures all workplace incidents are reported in a timely manner in accordance with legislation, and Carefor policies and procedures for workplace injuries and incidents
· Performing other duties/tasks as assigned by manager
