Job Summary
The Real Estate Acquisition Analyst will report directly to the Real Estate Acquisition Manager and work alongside the executive teams to support the company's growth strategy of acquiring more self-storage locations. The acquisitions team focuses on building a pipeline of opportunities for the company through due diligence and researching new market segments.
The ideal candidate will have knowledge and experience of pro-forma financial modelling and be tech-savvy. Using tools like CRMs and several online programs to research, collect and analyze information. Having an eye for detail and conducting thorough research, the Acquisitions Analysts will conduct market analyses of both product lines and the overall profitability of the businesses. In addition, they will do due diligence and related searches to ensure the viability of the opportunities and help foresee potential risks or legal issues. Experience with commercial Real Estate rules and regulations is an asset.
The Analyst must also be able to communicate with a diverse audience; they must have excellent writing skills and proficiency in written and spoken English. Preparing presentations in business cases and visual PowerPoint presentations for executive decision-makers.
What a day in the role entails:
- Create detailed business analysis and underwriting for acquisition opportunities.
- Prepare detailed cash flow modelling and develop proformas
- Prospecting for acquisition targets, market research, trends, and comparable transactions.
- Review municipal zoning by-laws and development parameters to create site plans.
- Identify risks to operations
- Working and collaborating directly with Acquisition Manager
- Diligently tracking and documenting opportunities in the CRM system.

Qualifications and Requirements:
- Diploma/Degree in Real Estate or Finance
- 2-3 years of Real Estate experience in asset management, appraisals, brokerage, or related sectors.
- Familiarity with Real Estate valuations and related legal documents.
- Experience with financial Modelling, development of pro-formas and cash flow analysis.
- Critical thinker who has exceptional attention to detail and can problem solve.
- Experience working with senior decision-makers and presentation skills.
- Excellent communication and Interpersonal skills, both verbal and written.
- Exceptional time-management and organizational skills.
- Proven ability to thrive in a fast-paced, deadline-driven environment.
- Advanced MS Excel.
- AutoCAD/Sketch Up; considered an asset.

Salary: $65,000.00-$75,000.00 per year
