Position: Resident Caretaker (Full Time, Permanent)

Capital Park has an exciting opportunity to work as a full time resident manager. We are looking for a trustworthy, energetic, proactive, professional individual(s) to join our team.
The caretaker duties will provide janitorial duties and building maintenance while adding security and general oversight over the residential condos. As a candidate you must have a minimum 5 years previous experience working in a related field.
Job Responsibilities
The position will be responsible for assisting with the operations of a condo property, which include but are not limited to:
- Ensure the Property maintains a high standard of professionalism
- Supervise contractors and process invoices in a timely manner
- Issue Purchase Orders for all work and/or supplies being undertaken at the building
- Prepare detailed Incident Reports related to accidents, altercations and damage to the property and/or other applicable incidents
- General janitorial and maintenance of common areas, and inspection of garbage rooms
- Deal with emergencies on a 24hr basis during the workweek.
- Emergency operations of electrical, elevator, boiler, fire panel, safety systems, mechanical systems, emergency generator, sprinkler and timer systems.
- Maintenance and monthly reconciliation of petty cash.
- Schedule and supervise move in and outs of the building as per the Rules & Regulations
- Prepare a Caretaker’s Report for council meetings
- Maintain an adequate inventory of supplies
- Administer programming and sales of fobs, garage door transmitters etc.
- Change names on enter-phone system and monitor security system footage as required
- Other duties as required from time to time
Qualifications
-Minimum 5 years experience in caretaker or related work
-Solid general maintenance and small repair capabilities
-Ability to work flexible hours
-Proactive, results-oriented and resourceful
-Ability to work independently
-Ability to communicate orally & in writing
-Ability to make and keep maintenance/repair
-Excellent organizational and “people” skills
