The Role:
Reporting to the Property Manager, the successful candidate will fill the full-time position of Building Operator for a portfolio of industrial, commercial and residential properties located mainly in Kitchener, Waterloo, Cambridge and surrounding area. The primary objective of the Building Operator is to ensure that the assigned real estate portfolio is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.
General Job Description / Scope of Work:
- Provide assistance to the PM in the day-to-day operations with respect to building envelope maintenance and site maintenance;
- Ensure all operations are always carried out in a safe and efficient manner
- Respond to service requests; meet appropriate trades for access
- Maintain maintenance logs of all equipment and events;
- Keep for reference purposes. a tenant contact list, codes for security alarms, codes for fire monitoring systems, etc. All for the purpose of being able to respond to emergency services;
- Check building securing systems, fire alarms, emergency exit lighting and sprinkler systems to ensure operational function; make minor repairs where possible, replace lighting as needed;
- Complete minor repair of plumbing fixtures;
- Monitoring the performance of third-party Sub-Contractors, such as Landscaping and Snow Removal contractors and report issues to the PM
- Respond to emergencies, assist tenants where required; report to PM to schedule appropriate trade
- Respond to assigned daily/weekly reporting functions.
- Inspect property 1x a week month. Provide the Owner with a schedule of site visits.
- Monitor the condition of all facility lighting and signage (i.e., building lights, poles, curbs and pylon signs) and report any deficiencies to the Property Manager; replace canopy lighting, exterior & interior building surface lighting and ceiling lighting when needed and where possible
- Monitor, check and adjust timers for lighting and irrigation as required;
- Monitor the parking lot area for potholes
- Keep storage & utility rooms in a clean and orderly manner
- Ad Hoc duties for the required by the Property Manager
To fulfill this role successfully, you should demonstrate the following minimum qualifications:
- A minimum of 3 years of related industrial building operations experience.
- Post-secondary education in related discipline, e.g.: BES Certification. an asset but not a requirement.
- Journeyman trades (Electrician, Plumber, Refrigeration) experience an asset but not a requirement.
- A clear understanding of how to read building drawings for various disciplines (Mechanical, Architectural, Electrical, Structural).
- Knowledge of Health & Safety procedures (WHMIS, Lockout & Tag out, fall protection and mould).
- An in-depth understanding of the operation and maintenance routines of HVAC and life safety equipment.
- A knowledge of general maintenance procedures.
- The ability to work all hours required to provide sufficient building coverage & available on an on-call basis after hours. Fixed hours will be from 8:00AM-4:00PM with flexibility.
- A valid driver’s license and access to a vehicle is required.
