Your Role:
As a Contract Residential Property Manager, you'll play a pivotal role in our operations. Your primary responsibilities will include:
* Optimizing Occupancy: Strive to maintain near-full occupancy across all managed properties, with a target vacancy rate under 5%.
* Marketing and Tenant Relations: Implement effective marketing strategies to attract quality tenants. Ensure a rigorous tenant screening process and maintain strong tenant relationships.
* Financial Management: Oversee budgeting and financial management for each property, ensuring a robust positive cash flow.
* Rent Collection: Implement effective strategies to ensure timely rent collection and minimize overdue accounts.
* Property Maintenance: Conduct regular inspections and coordinate prompt maintenance and repair activities to uphold property standards.
* Communication: Maintain clear and responsive communication with tenants, owners, and stakeholders.
* Engaging Prospective Owners: Actively meet with potential new property owners to present our services, demonstrating how we can add value to their property investments.
* Onboarding New Owners: Efficiently onboard new owners, ensuring a seamless transition into our management system.
