Live-in Superintendent

We are a residential and commercial property management company with properties in Halifax, Dartmouth, and Bridgewater. We are seeking a live-in Superintendent ( a couple preferred) to manage and maintain one of our larger buildings in the HRM. The building is located at 1471 South Park Street and is called "The Crane". Duties include the day-to-day building maintenance routines such as cleaning lobby areas, hallways, and stairwells. Keeping the indoor garbage/recycle area clean and neat, showing units to prospective tenants, and cleaning and preparing vacant units for new tenants. You will also need to visually ensure that all building systems are operating properly and deal with any complaints/concerns to maintain occupant safety and satisfaction. It would be an asset if the successful candidate has the ability to troubleshoot and perform minor building repairs on plumbing, electrical, heating, and appliances. We would like this person to be self-motivated, dedicated, organized, and hard-working. Experience would be an asset but not required. References may be requested. The compensation package involves a one-bedroom apartment at a reduced rent. Free fibre-op internet/cable/phone (landline) package from Bell.
Qualifications:
- Must be able to live on-site
- Strong Communication skills
- Strong organizational skills
- Experience in Property Management is required (at least one year)
- Previous experience in property maintenance is considered an asset
- Must be self-motivated and flexible
- Knowledge of Electrical & Plumbing is considered an asset
Duties include:
- Unit Showings
- Interviewing prospective new tenants
- Maintaining positive relations with tenants
- Adhering to the NS Tenancy Act
- Dealing with sensitive issues regarding evictions, overdue rent, etc
- Move-in and Move out inspections
- Maintaining parking lot
- Performing necessary maintenance repairs to the building, including but not limited to common areas and units.
- Cleaning of all common areas
- Preparation of empty units at months end
- Prioritizing multiple projects, tasks & requests
- Responding to tenants' concerns
- Ensuring resident safety and security always
- Responding appropriately and professionally to emergencies
- Other duties as required

Benefits:
- Regular hours are 8 am to 5 pm, and will be required to be on-site for all storms - If the month-end or beginning falls on the weekend, extra work will be required.
