Position Overview:
Reporting to the Operations Manager, the Maintenance Manager is responsible for the maintenance of the various real estate complexes at our different sites. The Maintenance Manager provides a high level of knowledge in asset maintenance.
Responsible for leading a team of maintenance technicians responsible for all activities related to the maintenance of vacation rental units.
Responsible for maintaining regulatory standards and requirements.
Duties and responsibilities:
General:
- Provide professional and friendly service to guests and owners.
- Develop and implement strategies that will deliver products and services that meet or exceed the needs and expectations of guests, owners and employees while maximizing financial performance.
- Respond to requests for team reports on maintenance issues and collaborate with Housekeeping and Operations managers to resolve stressful situations professionally and optimally.
- Assign the work of maintenance technicians for the various divisions.
- Promote a good communication strategy between the maintenance department and the different divisions of the company.
- Provide maintenance information for strategic plans, projects, and reviews.
- Maintain a healthy and safe working environment by complying with standards and procedures
- Ensure compliance with legal codes and regulations; investigate accidents or incidents related to health and safety and prepare relevant reports.
- Comply with company policies and procedures.
- Ensure that all important information is passed on to all relevant personnel.
- Other related duties as required by the organization.
Supervision:
- Planning: Develop maintenance tasks and jobs using company standards for tracking work and billable hours.
- Coordination: Coordination of internal staff and external trades: (e.g., coordination with local trades for maintenance needs).
- Project management: Liaise with owners and third-party suppliers for large-scale work orders (i.e., become the project Manager for the owner).
- Quality assurance: Ensure that all work is completed and checked to ensure service excellence.
- Accounting: Approve all invoices and expenses, as well as the monthly billable hours spreadsheet/report for owner reporting.
- Preventive Maintenance Program: Develop monthly/quarterly and annual maintenance sheets for each owner, taking a proactive approach and inspecting the unit at least twice a year. In addition, they must supervise and ensure the completion of these maintenance projects.
- Ensure that productivity and work quality standards are met throughout the maintenance department.
- Create and maintain appropriate response procedures for emergency calls.
- Ensure prompt repairs by responding to emergency situations and reassigning work priorities as necessary.
Maintenance:
- Perform hands-on maintenance-related tasks including, but not limited to, general repairs, electrical maintenance, painting, wall repairs, safety equipment, shelf hanging and landscaping.
- Perform maintenance work to the highest standards of quality and efficiency.
- Work with outside contractors for work in various complexes.
- Adherence to the ticketing system that requires mobile punch-ins/outs.
Requirements:
- 6 or more years' experience in technical maintenance.
- Experience in team management.
- Proven project management skills.
- Exceptional customer service skills.
- Strong communication and interpersonal skills.
- Possess a high level of safety awareness.
- Ability to effectively manage stress and demonstrate flexibility.
- Ability to manage workload effectively.
- Valid BC driver's license.
- Speak, write, and read English.
- Eligibility to work in Canada.
Working conditions:
- The position requires flexibility in hours and evening/weekend work.
- Physically able to meet the physical demands of the job, including turning, bending, lifting, and standing for long periods of time. Ability to lift, carry, push, pull or move objects.

Pay: $70,000.00-$90,000.00 per year
