Maintenance Team Leader

Reporting to a Maintenance Team Coordinator working in a multi-disciplinary team environment, the Maintenance Team Leader will be responsible for providing specialized maintenance services {i.e., Response Maintenance (Emergency), Preventative Maintenance, Pool Maintenance and Scheduled Maintenance} to approximately 120 schools and facilities within a Learning Centre.

The Maintenance Team Leader will provide leadership and direction to trades staff and various contracted services providers to ensure schools and centres are safe, clean and well-maintained, and ensure facilities equipment is free from interruption and unscheduled downtime, in compliance with engineering standards and building regulations.

The Maintenance Team Leader will work closely with Maintenance Team Coordinator and other Team Leaders and staff to ensure services are provided in a timely and cost-effective manner.

Summary of Duties:
• Manage specialized maintenance services in a Learning Centre;
• Liaise with principals and superintendents to establish client requirements;
• Liaise with head caretakers, caretakers, trades staff, Team Leaders and Design and Renewal staff;
• Optimize the use of allocated resources, including planning, delivering and evaluating services;
• Supervise scheduling of the assigned maintenance function and other maintenance duties, utilizing the SAP PM work order management system and SAP PS (Networks);
• With the support of the Maintenance Team Coordinator, will assist in the response to emergency situations;
• Submit mandatory site visit reports and truck inspection reports;
• Supervise tool and maintenance materials/inventory;
• Monitor maintenance service contracts to ensure maximum effectiveness and adherence to specifications;
• Coordinate a building service repair program in the designated area with trades staff and Team Leaders;
• Responsible for the supervision and training of staff, including leadership, motivation and facilitating team building to improve productivity;
• Participate in interviews and make recommendations in the hiring of staff;
• Prepare performance reviews and evaluations, provide solutions to enhance performance, and determine disciplinary action where appropriate;
• Respond to and resolve labour relations related issues, in accordance with collective 
agreement provisions, policies and procedures, and in consultation with Employee Services;
• Ensure appropriate standards are developed and followed for continuous improvement and quality initiatives in the delivery of service;
• Ensure applicable work processes are documented and followed, and inspect work to ensure the outcome meets objectives;
• Make recommendations for improvements to facility equipment and building systems;
• Negotiate service levels, resources and commitments;
• Respond to inquiries from both within and outside TDSB, including questions and concerns raised by the community;
• Conduct effective meetings, establish networks for information-sharing, and prepare reports to various stakeholders;
• Manage assigned maintenance budget, including monitoring expenditures, investigating variances and analyzing monthly expenditure reports;
• Evaluate and recommend purchases of new equipment;
• Participate in meetings as required;
• Ensure compliance with associated building/fire/health/labour regulations and related codes;
• Provide leadership in fostering equity and inclusiveness in the development and implementation of programs and services; and
• Other duties as assigned.

Qualifications:
• Three year community college certificate in a relevant discipline and certification in a recognized property management program (e.g., F.M.A., C.P.M.) or qualifications in a recognized trade, with four years of relevant experience within a large multi-site, multi-union environment in a property management capacity, or an equivalent combination of education and experience;
• Skilled maintenance and construction knowledge and skills;
• Supervisory experience, with strong leadership, mentoring and team building skills;
• Demonstrated ability to maintain cooperative working relationships with others;
• Strong written, oral and interpersonal communication skills;
• Conflict resolution and mediation skills;
• Understanding and working knowledge of related policies, procedures and collective agreement provisions, government regulations and legislations, building codes;
• Demonstrated ability to manage a budget;
• Proven ability in promoting equitable practices which value inclusiveness and diversity; and
• Proficient computer skills, including spreadsheets, databases, word processing, work order management system (SAP PM) email, Internet.

Special Requirements:
• Provision of own vehicle for Board business.
• Requires regular travel across the TDSB.
• Available on call evenings and weekends to respond to issues and emergency situations.
