Based in Vancouver, BC and reporting to Manager, Development Analysis, the Development Analyst will play an important role within a dedicated team that drives the development program in one of QuadReal's most important regions globally. The individual will be primarily responsible for maintaining complex development financial models, conducting market research, and supporting various development management activities including design, planning, entitlements, and construction across the portfolio's various urban mixed-use, residential, office, and industrial projects.
Responsibilities:
- Create and maintain detailed financial proforma models for various types of development projects, including multi-family residential (rental and condominium), industrial, retail and office property types.
- Analyze and assess existing land holdings and development projects including conducting "highest and best use" analysis and site / project feasibility reviews.
- Conduct market due diligence across property types to support the underwriting of new and existing development projects.
- Complete analysis on Joint Venture projects to ensure alignment to QuadReal risk-return objectives.
- Investigate and analyze municipal planning and zoning policy to support development conceptualization, master planning, and design development.
- Complete scenario and sensitivity analysis on various components of the development project, identifying key aspects impacting profitability.
- Prepare investment memorandums that help support the development process.
- Collaborate with Asset Management and Investment teams on underwriting new development projects.
- Update capital budgets and prepare cash flow forecasts for portfolio management.
Experience, Qualifications & Skills:
- Minimum 2-4 years of experience in the real estate industry, preferably in development or investments. A strong interest in developing your career within real estate is essential.
- University or college degree in Finance or Real Estate; additional education such as a CFA or AACI designation is considered an asset.
- Strong quantitative and analytical skills; detail-oriented and proficient in building and handling complicated data sets.
- Proficiency working in Excel, Word, PowerPoint, and Argus Enterprise.
- Must be extremely proactive and work well in a collaborative environment with other internal and external teams, with the ability to take guidance and move projects forward independently.
