BUILDING MANAGER
Wanted: Experienced Professional Building Manager to oversee 126-unit strata property

· Certified Building Manager and/or Certified Building Superintendent is considered an asset.
· Training in Hazardous Materials and WHMIS is an asset.
· Must hold a Pool Certificate and be familiar with the Strata Property Act and Regulations.
Duties and Responsibilities Include:
· Managing concierge and cleaning staff: the building has three full-time concierge employees, [three part-time concierge employees], and two full-time janitorial employees).
· Monitoring trades and contractors.
· Building and maintaining a strong relationship with various service providers.
· Maintaining a log of trades coming and going from the building and what they have attended to.
· Inspecting equipment on a daily basis and reporting any issues to the appropriate trades.
· Communicating effectively and working collaboratively with the Strata Manager and Strata Council.
· Filling in for concierge as needed.
· Proactively undertake hands-on maintenance tasks and minor repairs, demonstrating a willingness to engage directly with all aspects of building upkeep.
· Managing all security issues and promoting a safe and secure residential environment.
· Able to take charge or assist in emergency procedures.
· Deal with emergencies after hours.
· Maintaining and updating a digital database of maintenance records for the Strata Corporation.
· Maintaining maintenance schedules provided by the Strata Manager.
· Responding to owners/residents in a timely and courteous manner.
· Preparing monthly reports for the Strata Manager and the Strata Council.
· Management of large projects.
· Programming of fobs.
To be successful in this role, you will require:
· Proven Managerial/Supervisory Skills: Demonstrated experience in leading staff, conducting performance reviews, and ensuring seamless operation of all building functions.
· Concierge Knowledge and Leadership: Solid understanding of concierge responsibilities, with the ability to assist and/or lead the concierge team as necessary.
· Adaptive Team Player: A strong sense of collaboration, ready to take on varied roles to support and enhance overall building operations, including tasks outside the typical managerial scope.
· Maintenance Systems Expertise: In-depth knowledge and understanding of high-rise maintenance systems, such as pumps, emergency generators, HVAC, boilers, chillers, certified swimming pool chemical maintenance, sprinklers, and gym equipment.
· Organizational Prowess: Exceptional organizational skills, with a talent for efficiently managing tasks, schedules, and resources to maximize productivity.
· Effective Listening and Planning: Strong listening abilities coupled with the skill to assess situations and develop suitable action plans when necessary.
· Technology Proficiency: Proficiency in computer applications, especially Microsoft Word and Excel, indicating a robust digital skill set.
· Communication Excellence: Outstanding communication skills, ensuring clear and effective interactions both verbally and in writing.
· Customer Service and Proactivity: Demonstrable work experience in delivering excellent customer service, with a proactive, results-oriented, and resourceful approach.

Salary: $85,000.00-$90,000.00 per year
