Action Line Housing Society – Seton Villa:

Within the community of Seton Villa, residents are encouraged to maintain their independence in a supportive and assisted living housing environment for as long as possible with assistance provided only as required.

Position Summary:

The Manager of Building Operations and Maintenance is a hands-on position overseeing all aspects of Seton Villa campus maintenance – mechanical, ventilation, plumbing, heating, air conditioning, fire safety/suppression and electrical systems. The Manager of Building Operations and Maintenance provides direct management and supervision of the maintenance worker(s) and janitor involved in the maintenance and repairs of the building, equipment, and the care and cleaning of the building and grounds.. This position will be responsible for the procurement of service contracts under the supervision of the EOO of all contractors

Qualifications:

· Certificate in Facilities Management or a related building construction field

· Minimum of 3 years of progressive experience in supervision of staff and building maintenance and operations

· General understanding of aging process and how environment affects independence and function

· Solid understanding of plumbing, carpentry, mechanical, HVAC systems and electrical systems

· Excellent Leadership and interpersonal skills

· Customer service focussed

· Excellent written and oral communication skills

· Strong knowledge and skills in budget development, monitoring and management

Proficient in Microsoft Office ( Teams)

Supervisor: Executive Operations Officer

Duties & Responsibilities:

· Supervises and leads all building maintenance, janitor, processes and operations

· Track expenses, budget for building maintenance

· Maintain all equipment to ensure safe and effective equipment operation

· Create and implement maintenance procedures

· Conduct regular inspections of the facility to detect and pro-actively resolve problems

· Plan and manage all repair and installation projects

· Ensure all department staff are adhering to established safety policies and procedures

· Assign repair schedules and evaluate repair cost estimates

· Document and prepare maintenance logs and maintenance reports as required

· Develop accurate scope of work for vendor procurement

· Lead the hiring process and performance management of maintenance, janitor

· Ensure all maintenance work activities are in compliance with regulations and WorkSafe BC requirements

· Allocate work, schedule and supervise work for maintenance and janitor staff

· Administer procurement and fiscal management of activities which may include: request for proposals, contracts for maintenance related work including the trades, mechanical; reviewing purchase orders; obtaining price quotes and bids

· Using sound project management practices, oversee any renovations or capital investments

· Trouble-shoots and responds to issues as needed regarding operational aspects of the facility such as HVAC issues, fire alarm malfunctions, elevator malfunctions, electrical outages, plumbing issues, water leaks

· Updates and maintains list of equipment (equipment inventory) including equipment life cycle and replacement costs

· Monitors and oversees the work of external contractors to ensure terms of contract agreements are met and work is completed to a satisfactory level

· Analyze maintenance processes and make recommendations for improvement

Job Type: Permanent

Salary Range: $65,000-$75,000, commensurate with experience

Expected hours: 37.5 per week
