Job description

KML Windows Inc., a division of Andersen Corporation, is seeking a Maintenance and Facilities Manager. The incumbent of this position will ensure that all on-site facilities and equipment are maintained to sustain and improve performance and reliability. This role is responsible for ensuring adequate leadership, resources and infrastructure are in place to ensure effective and safe deployment. The incumbent will manage/lead the Maintenance organization to excellence in the areas of: Safety, Quality, Cost and Productivity using Lean Manufacturing / World Class Manufacturing methodologies and TPM. This role will provide strategic input and guidance toward future needs and goals for the department and the Company as a whole.

DUTIES AND RESPONSIBILITIES:

· Promotes responsibility and accountability for a safe working environment.

· Provides and implements goals to achieve department and corporate objectives with

minimal direction.

· Demonstrates technical expertise in maintenance functions.

· Serves as a member of the senior leadership team, providing assistance as required

including participation in the Continuous Improvement Process.

· Works with external contractors as needed, in both production and other related areas

of the plant.

· Management/control of MRO parts inventories/service work.

· Actively manage, implement, monitor and/or contribute toward programs intended to

increase the uptime of assets. Such programs include, but are not limited to, Preventive

Maintenance, Predictive Maintenance, Reliability-Centered Maintenance, Total

Productive Maintenance, and FMEA.

· Provides facilities management and expertise for the assigned location. Responsible for

overall coordination and management of the facility. This includes short range facility

planning design, layout, allocation and utilization, maintenance, and property services.

· Prepares and manages Facilities Maintenance plans to protect value of facility assets.

· Liaison with corporate security to manage Strathroy’s on-site security system.

· Requests & receives proposals, negotiates terms (with procurement dept) and prepares

contractual agreements (with finance and/or legal depts) for facility services. Also

oversees performance of service providers.

· Develops short and long-term facility management plan for location.

· Coordinates with other Facility Managers to ensure consistency across the enterprise in

regard to Codes, insurance requirement, lease requirement, etc. Recommends changes

or adaptations as appropriate.

· Ensures capabilities are deployed to meet changing business needs.

· Responsible for facility capital project planning for the location.

· Leads and/or oversees numerous site-specific strategic projects.

· Conduct yearly evaluations, approve time off requests, discipline if required and be

involved in the remuneration process.

· Setup and lead all Maintenance Apprenticeship program initiatives.

· Mentors, coaches and manages Maintenance Lead Hand & their reports, Maintenance

Assistants (or those in Apprenticeships), Kaizen team members and project personnel.

· Works with all other departments to implement design changes of equipment, jigs, and

fixturing for enhancement, upgrades or replacements as well as new plant layouts,

moving of equipment and additions of equipment.

· Performs other related duties as assigned.

QUALIFICATIONS AND SKILL REQUIREMENTS:

· Education/certification/license in Skilled Trades, Engineering or a related field, and/or a

combination of relevant leadership experience is an asset.

· Must have previous experience being a leader of leaders.

· Experience in applying basic engineering analytical skills (SPC, process capability etc.) to resolve problems and to satisfy customer issues and market requirements.

· Experience running or overseeing a technical department with licensed personnel (maintenance, engineering, facilities) is required.

· Broad knowledge of facilities operations practices.

· Understands and applies methodologies associated with project planning.

· Demonstrates the ability to effectively lead high-profile projects from initial request to implementation.

· Experience leading cross-functional teams and groups in an industrial manufacturing setting.

· Ability to build consensus and gain trust.

· Demonstrated ability to effect change and influence/motivate individuals and groups to seek change and to challenge the status quo.

· Initiative with the ability to work independently or as member of a team.

· Must have strong organizational, analytical, and problem-solving skills.

· Lean Manufacturing and Lean Six Sigma abilities desired. Any recognized formal training or formal accreditation is an asset.

· Excellent communication skills, both written and verbal.

· Demonstrates a positive attitude with the ability to interact effectively with other departments and provide exceptional customer service to internal customers.
