SUMMARY:
- This position is responsible for conducting Real Estate Location Research, analysis, and sales forecasting.
SPECIFIC RESPONSIBILITIES:
- Obtain, analyze, and summarize information, data and reports from consultants, Planning Departments and other government agencies on demographic, residential/commercial development, planning and zoning.
- Research and prepare summary of development activity in the various markets.
- Research, monitor and report on municipal structure changes; this information is required for long-term planning and input into Real Estate function.
- Analyze and prepare summary reports on the effect of new stores, expansion, and remodels in terms of sales transfers, trade area change and market share shifts.
- Assist in preparing required materials for all capital expenditure approval submission packages.
- Assist in store postal code survey programs designed to determine customer origin and market patterns.
- Research and monitor competition activities in the marketplace.
- Research and maintain various comprehensive databases.
- Conduct ad hoc research/analysis projects as required.
- Prepare special maps to show geographical distribution of stores, sales, various demographic variables and market penetration etc.
- Present market studies, research findings/reports at department meeting.

QUALIFICATIONS:
- College diploma or University studies (certificate), in the field of Geography, Spatial Analysis or GIS.
- 3 - 5 years of related experience in retail environment.
- Advanced computer skills and knowledge in: Excel, Word, PowerPoint, Geographic Information System (GIS) software (experience of using MapInfo preferred).
- Knowledge and experience of Python and Power BI is desirable
- Familiar with Census data. Knowledge / experience working with products from Environic Analytics is desirable
- Strong database management skill.
- Strong analytical and organizational skills.
- Good written and verbal communication skills.
- Ability to prioritize and handle multiple projects simultaneously. Sense of urgency.
- Knowledge of the fundamentals of market research, survey analysis and statistical methodology.
