Job summary:
The Residential Building Manager manages all aspects of the assigned residential rental portfolio including hands on general maintenance, works with outside trades and service providers to maintain the properties to a high standard. The ideal candidate is well organized, detailed oriented, and functions well in a fast-paced work environment while ensuring that all work is guided by the Porte Promises.
Managing a portfolio of higher end new construction residential properties in the City of Airdrie, City of Cochrane and the Calgary community of Livingston. Preference will be given to candidates willing to Live in one of the managed residential properties or live within 2kms of the community of Livingston. Essential functions:
- Hands on property management, troubleshooting and light maintenance.
- Occasional snow clearing, salting and landscaping to supplement the 3rdparty landscapers and snow removal groups.
- Regular inspection and walk around of the properties and general cleanup of garbage around the properties.
- Assists in preparation of the annual budget for the buildings.
- Assists Property and Leasing Manager in all advertising and promotions to rent available and vacant suites.
- Completes inspections and renewals of expiring leases. This role is eligible to earn leasing commissions.
- Conducts new tenant showings as directed by Property and Leasing Manager.
- Works with Property and Leasing Manager to conduct market surveys and determine rental rates.
- First point of contact for tenant issues and acts as the point of contact for Property and Leasing Manager and residential tenants; ensures tenant issues are resolved.
- Coordinates the regular servicing of all critical equipment and components of the properties.
- Arranges for, and coordinates schedules, related to the maintenance and repairs of the residential properties.
- Implements Rent Café with new and existing tenants.
- Coordinates all in-suite upgrades.
- Follows up on arrears rent, on occasion and as requested by accounting staff; initiates and coordinates tenant evictions as required.
- Assists in preparation of all reporting to the building owners.
- Maintains all files relating to the residential portfolio and maintains an accurate database.
- Responds to after-hours emergencies as required according to the company emergency protocol list.
- Develops relationships and networks in the industry.
- Attends staff meetings, as required.
- Performs other duties at other Porte properties, as required.
Teamwork and supervision:
- Reports to the Calgary Property and Leasing Manager and works collegially with the General Manager, Operations Manager, Accounting Department as well as with external consultants attached to these teams.
WORKPLACE REQUIREMENTS:
Working conditions:
- Vehicle and a Valid License Required. Weekly site visits to all residential properties in Airdrie, Cochrane, and the Livingston community.
- Occasional work outside normal office hours, including evening on call for emergencies.
- Ideal candidate will Live in the community of Livingston or will consider moving into a townhouse located in Livingston at a reduced market rent.
- Work week Tuesday to Saturday is preferrable with Sunday and Monday off.
- Car, cell phone allowance, computer and internet provided for home office.
Schedule:
- 7.5-hour shift (Tuesday to Saturday preferred)
- On call for emergencies
