POSITION SUMMARY
Responsible for daily cleaning and general property maintenance, both inside and outside, including grounds work for Social Housing apartment buildings and family unit homes. Prepare units when vacant by cleaning all appliances, windows, stripping and sealing flooring and assisting tradespersons. Assist Building Superintendent II as required.
DUTIES AND RESPONSIBILITIES (not listed in order of priority)
1. The cleaning and maintenance of all public areas of the building(s), including vacuuming, shampooing, mopping, sweeping, stripping, waxing, dusting and wiping of all floor, wall, ceiling, window, door and fixture areas.
2. Preparing vacant rental units for incoming tenants.
3. Removing all garbage and recycling material from building(s) to container or curb.
4. Monitor inventory of supplies and storage of materials, completing requisitions as required.
5. Maintain records, utilize approved systems and follow preventative maintenance schedules as required.
6. Monitor cleanliness and conditions of assigned County facilities and report areas of concern via approved communication procedure and systems.
7. Act on immediate priorities (e.g. spills, accidents, full refuse container removal, clogged toilets) as required.
8. Ensure grounds are tidy as directed.
9. Interior maintenance:
- Replace burnt out bulbs
- Minor painting
- Repair of window screens
10. Exterior maintenance:
- Cutting grass
- Pruning hedges, bushes and trees
- Preparing flower beds
- Weeding, fertilizing and watering of grounds
- Raking leaves
- Picking up litter
- Window washing
- Snow clearing
- Sanding and/or salting of walkways and parking lots
11. Maintain basic stock of all required maintenance supplies.
12. Deal with tenant issues as they arise in conformance with the Corporation’s guidelines and policies, and with the Residential Tenancies Act.
13. Other duties as may be required.
14. Comply with provincial and County occupational health and safety legislation, regulations, policies and procedures.
15. Maintain confidentiality in accordance with the Municipal Freedom of Information and Protection of Privacy Act.

EDUCATION, TECHNICAL SKILLS AND CERTIFICATION
- Minimum grade 12 education.
- Good knowledge of janitorial methods.
- “Handyperson” skills including carpentry, electrical, plumbing and mechanical abilities considered an asset.
- Building automation systems knowledge considered an asset.
- Sound oral and written communication skills.
- Ability to deal with physically demanding duties.
- Ability to deal with tenants in a tactful and respectful manner.
- Strong interpersonal and relationship building skills and the ability to de-escalate conflict.
- Valid G Class Driver’s Licence and access to a reliable vehicle for work purposes.
- Available for after-hours emergency response to building(s)
- Good working knowledge of WHMIS.
- Good working knowledge of maintenance & operation of power equipment (power tools, lawn mowers and trimmers, lawn tractor, snow blower).
- Criminal reference check with vulnerable sector clearance.
EXPERIENCE
- Minimum of one (1) year prior experience in janitorial and maintenance duties.
EFFORT
- Physical effort required for this position on a daily basis when carrying out duties.
- Mental effort required when operating power tools, lawn and snow clearing equipment, etc.
WORKING CONDITIONS
- Will be required to enter into tenants’ home environments.
- Exposure to all elements of weather, dust, dirt, noise, odour, chemicals, etc., while carrying out duties.
- May have to interact with tenants who are in emotional crisis.
- May be exposed to household pests, cigarette smoke and other undesirable conditions.
- May be exposed to stressful, unpleasant/emotional situations when tenants have conflicts.
