The Research Analyst conducts market research, analysis and reporting to inform Downtown Strategy initiatives. The position collects quantitative and qualitative data in the areas of macro economic trends, Calgary's real estate market conditions, industry trends, employment, demographics and forecasts. Based on analysis the position identifies trends and makes recommendations relating to policies, governmental advocacy, and strategies affecting Calgary's downtown. Primary Duties include:

  • Conduct market research as an integral input to the Downtown Strategy (DTS) business planning.
  • Manage quantitative and qualitative research projects and data collection on national, regional and metropolitan indicators, capital market indicators, real estate market conditions, trends in industry, demographics, employment and identifying target markets affecting Calgary's downtown.
  • Maintain current information, using internal and external data to identify trends and potential shifts in demand. Conduct gaps analysis for downtown real estate and incentive programs.
  • Research and analyze emerging trends in real estate and initiatives by other municipalities which drive reinvestments and the revival of downtowns and central business districts.
  • Monitor and track information related to conversions and the progress of the funding agreements milestones.
  • Provide data reporting to DTS team and perform quality control to ensure data is accurate and 
    up to date.
  • Provide measurement reporting, and evaluate and develop reporting methods and systems.
  • Develop strategies for distributing research (which includes: spreadsheets, documents, emails, presentations, fact sheets, research briefs, reports, etc).
  • Establish collaborative and productive relationships with brokers, developers, RESAC and NAOIP (Commercial Real Estate Development Association) to ensure that the research 
    conducted is informed by and up to date with the work of private industry.
  • Maintain a network with business units within The City to keep up to date on trends, policies and procedures, such as within areas of assessment, community strategies, real estate & 
    development and corporate planning.
  • Establish relationships with various parties to support the collection of data, research and analysis. 
 
Qualifications 
  • A degree in Business, Economics, Finance, Commerce, Real Estate or a related field.
  • At least 3 years of related work experience in market analysis or market intelligence with preference towards experience related to real estate or land development.
  • Experience in business writing will be considered as asset.
  • Advanced proficiency in Microsoft Office (Word, Excel, Outlook, PowerPoint) is a strong asset.
  • Previous experience in collecting and interpreting data, reporting on results and creating recommendations is considered an asset.
  • Advanced communication skills, critical thinking, ability to analyze and problem solve, strong research and planning skills and demonstrated political acumen.

Compensation: Pay Grade 10 $40.08 - 53.57 per hour 
Days of Work: This position typically works a 5 day 
work week, with 1 day off in each 3 week cycle. 
Hours of work: Standard 35 hour work week
