YOUR ROLE:

We're seeking an experienced Site Superintendent for our Canmore site with experience in high-rise (concrete and wood frame) residential projects to oversee the physical construction process, enforce safety compliance, and uphold quality standards throughout the construction process. The ideal candidate will manage project schedules encompassing all phases of the construction lifecycle, track ongoing progress, proactively identify potential issues, and implement effective solutions to keep projects on track and within budget. Your ability to efficiently coordinate sub trades, resolve conflicts, and maintain clear communication will be critical in delivering projects that exceed our client's expectations. Your expertise in quality craftsmanship and leadership will drive bottom-line profitability and help position Cairo Development as an industry leader.

KEY FUNCTIONS AND RESPONSIBILITIES:

  • Oversee and manage the physical construction of the project to ensure it is carried out precisely as specified in the contract documents. It implies that the construction process must align closely with the terms, specifications, and requirements outlined in the contract.
  • Oversee the physical construction process, adhere to contract documents and ensure the project progresses seamlessly.
  • Verify and enforce safety compliance across all trades, promoting a secure work environment for everyone involved.
  • Develop and maintain reports, workarounds, shutdown plans, and tie-in strategies, demonstrating exceptional planning skills.
  • Take charge of jurisdictional disputes while upholding strict quality control policies to deliver excellence.
  • Provide day-to-day coordination for trade contractors and subcontractors, upholding their delivery of high-quality work within project timelines.
  • Establish positive relationships with owners, subcontractors, unions, and other stakeholders.
  • Exhibit your exceptional project management skills by effectively overseeing field activities to achieve project milestone dates and maintain adherence to overall completion schedules.
  • Develop short-interval look-ahead schedules to effectively communicate upcoming events and address potential issues beforehand.
  • Create a culture prioritizing safety, health, and cleanliness, ensuring all personnel are aligned with these values.
  • Establish and maintain precise dimensional controls, including third-party survey and layout coordination when necessary.
  • Verify the quality of workmanship, ensuring all installations meet high standards and best practices.
  • Proactively identify and address issues through a thorough look-ahead process, minimizing potential problems.
  • Facilitate inspections and ensure comprehensive documentation of the physical work's quality aspects, adhering to contractual and legal requirements.
  • Guarantee rigorous adherence to contract terms and legal requirements that govern Cairo Development projects and the communities they serve.
  • Administer client-specific programs such as CQC, Safety, and Environmental Stewardship in adherence to Canadian regulations.
  • Lead and participate in pre-construction, progress, and stakeholder meetings.
  • Regularly communicate with clients to provide project updates, resolve issues, and maintain transparency.
  • Manage self-performed activities within project budgets, demonstrating financial acumen.
  • Manage changes in project scope to prevent avoidable rework and ensure the complete and efficient execution of scopes of work.
  • Utilize a deep understanding of project sequencing, proficiently read construction documents and blueprints, and manage project scheduling to ensure effective execution.
  • Oversee project control, change order processes, enforce rigorous site safety policies, and drive commitment to quality standards while leading and building project teams.
  • Efficiently manage punch lists and project closeout procedures to ensure timely completion.
  • Maintain and update daily paperwork, encompassing timecards, field reports, schedule revisions, and email communication.

QUALIFICATIONS:

  • 5 - 8 years of hands-on experience as a Site Superintendent in the residential construction industry.
  • Previous experience working on end-to-end high-rise projects from inception to turnover.
  • Exceptional leadership qualities with experiences in guiding teams, finding solutions, and proactively addressing challenges.
  • Demonstrated expertise in construction methods for multi-family mixed-use and CRU projects, including associated site work.
  • Ability to read and thoroughly understand construction documents and blueprints.
  • Demonstrated expertise across all scope divisions of work, methodologies, materials, scheduling, and cost control.
  • Proficiency in utilizing project management software and tools for efficient project oversight.
  • Possession of safety certifications (e.g., CSTS, WHMIS, First Aid) would be advantageous.
  • In-depth familiarity with Canadian building codes and regulatory requirements.
  • Strong problem-solving abilities, identifying issues, formulating innovative solutions, and driving projects forward.
  • Exhibit robust mathematical and analytical skills, enabling you to decipher intricate project data, assess variables, and make informed decisions.
  • Proven track record of consistently meeting deadlines.
  • Display the confidence and aptitude to make well-informed decisions promptly with an ability to consider all potential impacts and factors.
  • Deep understanding of site logistics management across diverse construction environments.
