Job Summary:
As a member of the Construction Department, The Site Supervisor performs some or all the following duties related to core areas: Site Servicing, Construction, Warranty, and Seasonal. The Site Supervisor is accountable for the scheduling and quality assurance of projects from pre-construction to the end of the warranty period, assigned to them by the General Manager.
Projects are to be constructed on time and on budget to achieve Company construction goals. To achieve this objective, the responsibilities of the Site Supervisor include understanding the Company product and applying construction policies and procedures, managing the construction process, coordinating trades and tracking the completion of all items not complete at the time of possession and timely and efficient scheduling of trades and services required.
Duties and Responsibilities:
The Site Supervisor performs some or all the following duties related to core areas: Site Servicing, Construction, Warranty, and Seasonal.
Site Servicing
Assist Managers in the pre-construction process to ensure site servicing is completed according to contractual requirements, approved plans, specifications, quality standards, building codes and relevant warranty programs, as per the contract documents.
Construction
As per the contract documents, manage the construction process to ensure homes are completed according to contractual requirements, approved plans, specifications, quality standards, building codes, and relevant warranty programs.
Understand and apply company policies and procedures for the construction department regarding general safety, quality assurance, scopes of work, site conditions, relationship with trades/developers/suppliers, personal conduct with respect to trades/developers/suppliers/clients/staff, awareness of new codes and regulations and implementing or integrating them.
Organize, lead and guide the activities of trades and suppliers to complete the work. Schedule all work and trades required for each task and activity through every phase in the construction process, per the job schedule.
Ensure construction files are complete and accurate and used as a reference for construction activity throughout the pre-construction and construction process.
Update the Construction Work In Progress schedule.
Ensure all construction inspections are carried out at appropriate times and that all deficiencies are rectified and re-inspections arranged.
Warranty (as required)
Assist in warranty calls during high warranty volumes and at the discretion of the General Manager.
Ensure and maintain high client satisfaction levels through relationship building, presenting consistent and accurate information, and facilitating a positive environment that enables clients to inquire, ask questions or raise concerns anytime throughout the warranty process.
Respond to emergency and urgent calls in the same manner and inspect, diagnose, and repair or book the right trades to rectify the problem.
Update and document all warranty calls with the warranty department.
Respond to any homeowner questions or concerns via email, phone or text.
Conduct 2-month and 11-month warranty visits with homeowners. Inspect, repair minor deficiencies, work with the warranty department to book trades as required.
Qualifications:
Completion of Professional Site Superintendent accreditation through the Professional Home Builder’s
Institute or equivalent.
3 years of experience as a Site Superintendent /Superintendent preferred.
Must have a clean Class 5 driver’s license.
