Property Manager

WRE Development Ltd. is looking for qualified candidates for the Property Manager position at a 400 unit apartment complex in downtown Calgary.

PROPERTY MANAGER

The Property Manager reports to the Regional Property Manager and the duties and responsibilities include:

• Hiring and training of all project personnel
• Manage and track pest treatments
• Regular suite and building inspections to ensure high levels of cleanliness
• Completing credit and background checks on prospective tenants
• Assisting with leasing as required
• Delivery and follow up of lease renewals
• Resident retention
• Drafting and delivery of notices to residents
• Pre-move out, move-out and move-in inspections
• Collecting rents and other receivables
• Creating a positive resident landlord relationship
• Distribute daily work orders and tasks with instructions to cleaning, painting, and maintenance staff
• Review maintenance / painting / cleaning requests and ensure tasks are completed in a timely manner
• Follow up with residents to ensure maintenance requests are completed and the resident is satisfied
• Obtain quotes and coordinate repairs as the main contact for outside contractors
• Prepare monthly reports for upper Management
• Regular monitoring of operational expenses
• Handling of emergencies when required
• Administrative duties including but not limited to answering phones and general filing
• Monitor and maintain an awareness and knowledge of the local rental market

All candidates must be outgoing, organized, precise, and able to work in a small, but high paced office environment.

Experience in property management, and previous management experience is an asset.

Working knowledge of Spectra property management software is an asset.

Salary: $55,000.00-$70,000.00 per year
